If there is one thing I would like to tell anyone who is preparing to sell a house right now it's this - there are a lot of homes on the market and when you list your home there will be one more. That means you have to get out there and participate in finding your buyer yourself. This is a fact of life in the market today.

I realize this concept is not incredibly popular. We all like to have other people take care of us. Real estate agents have, historically, taken care of their clients really well. In the present marketplace there is no doubt that things are completely different than any previous time in history. What agents did in the past for their sellers and what agents are doing now for their sellers look different. Yes, there are more tools available to agents, buyers and sellers alike.

Everyone has access to the internet and to all the homes listed online. That fact changed the whole process of buying and selling homes. In the present market, anybody who seriously wants to sell a home has to recognize this fact and has to make sure his house can easily be found online.

But, you say, don't real estate agents put my home on the multiple listing service which is online now? Yes, of course they do that as part of the listing agreement. What I'm telling you in this article is that is not enough. The multiple listing service appeals to some buyers, it's true, but others prefer to avoid it entirely. I'm not attempting to explain this phenomenon, just announce some current market realities.

The reality is, if you want everyone who is out there looking at homes like yours to come and see yours, to become curious enough to pick up the phone and call, or send an email or text message, you absolutely have to make sure your home is also listed in other locations online. My main point is thatin order to sell a home, posting online classifieds that will be read by buyers in your local market (even if they live far away and are looking for a new home in your area) is crucial.

Many buyers hesitate to get involved with a real estate agent in a new area because they want the freedom to see homes that are not listed on the multiple listing service. They also want to get the best price possible on their new home. That is why you absolutely must post online classifieds yourself whenever you want to sell a house in the present market.
